Maintenance is the least dramatic thing we do and the most useful. Nothing was broken at this Steinbach home when we arrived, which is rather the point of the visit.
The plumbing side covered all three bathrooms, the laundry hoses, the main shut-off and the water heater. Four things came out of it: a toilet shut-off that had seized and would not close, laundry hoses old enough to be a flooding risk, an original globe-valve main shut-off that is slow and awkward in an emergency, and an ensuite tap that simply needed tightening, which we did on the spot.
The cooling side was an older R22 system. The indoor coil was plugged and the filter was solid, both of which choke airflow and make the system work harder than it should. We cleaned the coil, replaced the filter, and found the run capacitor reading outside tolerance, so it was replaced before it could take the compressor with it.
None of that was an emergency on the day. All of it would have become one eventually, at a worse time and a higher price.
